We take pride in great personal support for owners and tenants, with a select and dedicated portfolio of small & mid-size apartments, run by our experienced local team that is around to help also during the rental.
We have more than 10 years of experience in property management in Budapest, always running our properties with great dedication.

How it works:
How do I book?
In person, or online. If you're in town, we can show you the apartment at no cost, and then make an agreement in person.
If you're abroad, we can figure things out with you online.
In any case, just send us a message and tell us your budget and needs, which apartment you like, number of guests, rental period.
We’ll get back to you asap, typically within 24h.
Rental period?
Availability depends on the property and the requested period. Approximate availability of properties is shown above, but we'll check for you in more detail!
The minimum stay is 1 month, but many properties have a minimum stay of 3 months due to short-term rental restrictions in some parts of town.
Maximum stay is typically 6 months, but we might have some long-term options in store as well.
Advance booking: The start of your stay will typically be maximum 1 month ahead, counting from the day of booking and advance payment.

Contracting?
The rental contract is signed between you and the property owner, but we are here to coordinate and make it happen.
Our help doesn't stop there, as our local crew manages the apartment, so you'll have a professional team to turn to for any help you might need.
Payment?
Payments are made directly to the property owner in a monthly pattern. Besides monthly rent, there are 2 cost elements:

An advance payment of 1 month of the total rental is due to secure the booking. This non-refundable payment is later credited against the rent.

A guarantee equal to half month rent (up to one month for a full year rental) is required upon start of rental and is refunded at check-out,
provided the apartment is returned in good condition.
These values may vary slightly depending on the property and rental period.
What's included?
Our rentals are hassle-free and without hidden fees! Prices are based on 3 months rental and some properties are available on monthly basis at a modest surcharge.
They include more than what rentals in Budapest usually offer; every rental comes including:

Utilities and high-speed Wi-Fi: no need for cumbersome monthly meter readings, it's all-in!

Cleaning: a professional team cleans the apartment monthly and provides fresh bed linen and towels. Additional cleanings can be booked at a fair price.

Local service and support: our happy office crew is available to help you with maintenance, cleaning and other tasks, daily 9am to 5.30pm.
